We are very up-front with you about all of the associated costs and will explain them to
you if you decide you want to learn more. But the most important thing for you to
know now is that under our
EXCLUSIVE lease-option program,  the fees and purchase
costs are built into the financing and generally
paid by the SELLER of your home at
the beginning when the home is purchased on your behalf.

You do not have to come up with anything but a refundable pre-payment fee that is
refunded to you at closing.  We get paid when we successfully complete the purchase of
your home.

You will have both a fair monthly payment and a fixed, pre-established, purchase price
that will not be changed at a later date just because appreciation has pushed the market
value up above the agreed upon purchase price.  

With our program, we
WANT you to make money on this house so that any equity
you have earned will be used to assist you with the purchase of the property when
your credit qualifies you for your own mortgage.

THE PICK MY POCKET PROGRAM!  The Details.

Getting your own home is very simple and inexpensive.  To begin with, we require a
deposit that is a pre-payment toward our fees of $1,000.00.  This deposit if
FULLY
REFUNDABLE
when we close escrow on your home.  We call this the "Client is
Serious
" fee.  When you commit to the program, we will immediately go to work for
you.  We will also begin to incur expenses on your behalf including "Earnest" money,
Home and Pest Inspections, Appraisal, Title Fees and more.   

You will be teamed with one of our real estate professionals at
1st Arizona Homes to
begin the search for your perfect home.  The shopping experience should be fun and
pleasant with the goal of finding 2-5 homes that meet your needs.

We will then begin the negotiation process with the Sellers of the homes you selected.  
For the past year or so, we have
ALWAYS been successful in this contract negotiation
in getting the
SELLER to pay ALL the fees associated with the Pick My Pocket
program.  

When we are 1 week (7 days) from closing on your home, you will be required to pay
your 1st Month Rent direct to your investor.  This will cover you first month living in
your new home.

The last cost is
AFTER close of escrow and BEFORE you move into your new home,
you will pay your Investor a Option Fee equal to 2% of the price of the home.  This
money will be held by the Investor until you either exercise your option on the
property or complete your 24 month lease on the property.

*Iron Mountain Companies Inc. will fully refund your $1,000.00 pre-payment fee at the close of
escrow after the Seller has paid your Pick My Pocket program fees.

That's it!  That is all the cash you will need to get your new home.  

At that point, you just sit back and wait for our professionals to get the home through
the escrow process (about 30 days).  You will move into your new home about 45-60
days after you start the process.

Let's Summarize the time line:

Day 1:  Meet with your Pick My Pocket professional and sign the application, retainer
agreement, and pay your $1,000.00 pre-payment deposit fee.
Day 1-7:  You are shopping with your 1st Arizona Homes Realtor for your perfect
home:
Day 7-10:  We are negotiating the purchase contract for your home.  NOTE:  We don't
say
YES, UNTIL YOU say YES!  
Day 11 through 45-60, the home is in the escrow process with your investor getting
the home financed, appraised, inspected, repaired, and having the title searched.  One
week before the Close of Escrow date, you are required to pay your investor your 1st
Month Rent.
Day 45-60, once the home closes escrow and the new deed is recorded at the County
Recorder's office, you will get your key and your 24 month lease and option will begin.  
BEFORE you move, you will pay your Investor an Option Fee equal to 2% of the home
price.
While you are living in your home, we will begin the process of helping you to repair
and improve your credit score.  
This is a 6 month process and we usually begin the
process about 6 - 8 months AFTER you move in so that your credit score is peaking at
about the time you could be ready to get your own mortgage on the property.
